The fees, line by line
Which are the lender’s, which are third party, and which of them are negotiable. Origination, discount points, underwriting, processing, and anything with a vague name.
The rate against the APR
A low rate with a high APR usually means the fees are doing the work. The gap between the two is the quickest tell.
The lock and the dates
How long the rate holds, what happens if the closing slips, and whether an extension costs money.
What is missing
Estimates that leave out mortgage insurance, taxes or the escrow set-up look cheaper than they are.

We would like to, but that is not the point of this. Sometimes the honest answer is that the quote in front of you is good and you should take it. We will say so, in writing, and that is the end of it.
What do you need from me?
The Loan Estimate or written quote itself. It is a standard three-page form and it has everything on it. You can black out anything you do not want us to see.
Does this affect my credit?
No. We are reading a document, not pulling a report. Nothing about a second look touches your credit file.
How long does it take?
Usually the same working day, and always with the reasoning written down rather than said on a call.
