Talk to someone(503) 555-0175

Your first mortgage,
explained until it makes sense.

A small Portland brokerage. One person handles your file, answers the phone, and shows you the math.

An open document folder, house keys, two mugs of coffee and a pen on a sunlit kitchen table

Questions we get asked every week

The route

From the first phone call to the day the door opens, drawn outend to end.

Nobody explains this properly, so here it is. Six stops. You always know which one you are standing on, and who to ring if it stalls.

  1. 1Day one

    A conversation

Twenty minutes on the phone or at our table. No documents, no credit pull, no pressure to do anything afterwards.

  2. 2Same day

    Pre-qualification

We look at what comes in and what goes out, and tell you a price range you could carry without dreading the first of the month.

  3. 3Within 48 hours

A letter you can make offers with

A pre-approval letter your agent puts in front of a seller. It says a lender has already checked your numbers.

  4. 4About an hour

    The application

One sitting. We send a list of exactly which documents we need, and we chase the ones we can get ourselves.

  5. 5Three to four weeks

    Underwriting

The appraisal, the title search, and the underwriter’s questions. This is the quiet stretch, and we call you through it.

  6. 6Closing day

    Keys

You sign at the closing table, the loan funds, and the house is yours. We are there for that part too.

Timings are typical for our own files, not a promise. Every loan moves at the speed of its slowest document.

Worked out loud

What a payment is actually made of.

Most people are told one number and never told what is inside it. Move the two handles and watch the parts move. Every figure here is an illustration, not a quote, and we have used round numbers on purpose.

Assumes 20% down, a 30 year term, property tax at 1.2% of price a year and insurance at 0.4%. Your real numbers depend on the address, your credit and the day. Nothing here is an offer to lend.

Every program we can put on the table.

Twenty of them. Most people need one. Push through and stop where something sounds like your situation.

Someone else's first time.

Drag the divider. The photograph is one side of a story, the words are the other, and you decide how much of each you want.

FHA purchase

We had a hundred questions and no idea which ones were stupid. She answered all of them twice, and the number on the closing statement was the number we had been told in week one.

A first-time buyerSoutheast Portland

Written as placeholder copy to show how this section reads. Nothing here is a real client, a real outcome, or a promise of one.

A leafy street of craftsman houses in early autumn with low evening sun

Ten states. One office. Somebody who has driven the street.

We lend across the West and beyond, but everyone works out of one room on SW Macadam Avenue, which is why you keep the same person the whole way through.

Licensed in Oregon, Washington, Idaho, California, Arizona, Nevada, Colorado, Utah, Texas, Florida.

Where we lend, in full

The first step is a conversation, and it costs nothing.

No documents, no credit pull, no obligation afterwards. Just somebody explaining the part you are stuck on.

Or call(503) 555-0175and ask for whoever is free.
