What credit score do I need?
FHA goes as low as 580. Conventional needs 620. Better rates open up at 680, 720, and 740.
How much do I really need saved?
For an FHA loan on a $400k home, you might need only $14k down plus $5k–$10k closing costs. Some programs reduce that further.
